The Offering

Turnkey today — or a blank canvas for your concept.

This is an asset sale of an established, going-concern restaurant — the furniture, fixtures, and equipment of a full-service operation, in place and ready to run from day one. The building itself is available on a long-term lease, not for sale.

  • Continue or reimagine. Operate as Local Republic — brand, recipes, and social presence can transfer — or open your own concept in the finished space.
  • Fully built out. A comprehensive restoration to the original brick — structural, MEP, and roof — across three finished levels, with two bars, a full kitchen, dining, and a licensed patio. No build-out, no permitting from scratch.
  • Skip the build. A comparable ground-up restaurant in 2026 is estimated at $1.1M–$3.0M and ~12 months of construction. Step into a proven, finished space and open almost immediately.
  • The space is leased, not sold. The building stays with ownership; the buyer takes a new long-term lease — no real-estate purchase required.
  • Established reputation. Award-winning, with a loyal local following and 15 years of goodwill in the market.
  • Prime walkable location. Steps from the Aurora Theatre, the Lawrenceville Lawn, and the county courthouse, with 1,200+ free public parking spaces nearby.

Skip the build. Replicating a comparable restaurant from the ground up in 2026 is estimated at $1.1M–$3.0M with a roughly 12-month construction timeline. This finished, fully-permitted space lets an operator bypass that cycle and open almost immediately.

The Story

Fifteen years in the making.

Local Republic was founded in 2011 by Ben Bailey and Chris Collin to bring Lawrenceville the kind of chef-driven food and craft-cocktail bar it didn't yet have. In 2017 it moved to its landmark home on Perry Street — directly across from the Gwinnett Historic Courthouse and around the corner from the acclaimed Aurora Theatre, a partnership the Atlanta Journal-Constitution has written about.

The building is part of the story. Its original brick structure dates to the late 1800s — the exact year lost when Gwinnett's early records burned with the county courthouse in 1871 — and a second floor was added in the early 1900s. Before Local Republic opened, it was taken back to that original brick and fully restored across three levels.

After fifteen years building Local Republic, the founders are offering this established business to the right operator — sold turnkey, ready for a new owner to carry the name forward, or to build something new on a foundation that is already proven.
